This large, family-friendly complex enjoys a superb location above the coast on a rocky promontory, just 7 kilometres from the centre of Kusadasi, a resort town on Turkey's Aegean coast. Public transport and taxis run close to the hotel providing easy access to the resort centre as well as to nearby local tourist attractions as Ephesus, located just a 10-minute drive and the House of the Virgin Mary. This luxurious complex includes a wide range of guest rooms featuring land or sea views and a choice of bungalow-style buildings. Sports lovers will find a host of water activities, such as surfing, diving and water skiing. While the little ones are having the time of their lives in the water park, the parents can enjoy a moment of calm in the comfortable guest rooms. Important note: Between 02.12.2019 and 15.12.2019, the indoor pool will be temporarily unavailable due to the renovation of our indoor pool. In addition, our facility has an outdoor heated pool. With this feature, it has the distinction of being the first in Kuşadası.
Beautiful Location, but the Service Falls Far Below a 5-Star Standard
We stayed at Pine Bay Holiday Resort as a family and booked a private villa with its own swimming pool. Unfortunately, despite the beautiful location, I cannot give the hotel a high rating. In my opinion, the overall standard is closer to a 3-star resort than a 5-star hotel.
One might assume that the resort is particularly suitable for families, but the very hilly terrain makes getting around with small children and a stroller quite difficult.
Location & Sea — ★★★★★
The location is beautiful, and the sea is excellent. This is definitely one of the strongest aspects of the resort.
Staff — ★★★☆☆
The Guest Relations team was attentive and helpful. Unfortunately, our experience with Reception was much less consistent, with repeated mistakes and confusion during our stay.
Hotel Shuttle Service — ★★★★★
One of the best services in the hotel. The drivers were always extremely friendly, attentive and smiling. They deserve special recognition.
Room Service — ★★☆☆☆
Below the standard expected from a hotel of this category. Service was very slow, communication via WhatsApp worked poorly, and ordering drinks and other items to the villa was unnecessarily complicated. Alcoholic beverages were not available in the villa, which was particularly surprising for this type of accommodation.
Villa Housekeeping — ★★★☆☆
The villa itself was comfortable, but housekeeping and equipment could be significantly improved.
Trash was sometimes left behind. Pool towels were not replaced even once during our entire week-long stay.
The villa has a kitchen, yet there was no frying pan or cooking pot, no dishwasher tablets and no dishwashing liquid. These are very basic items one would reasonably expect in a villa equipped with a kitchen.
The pillows were also extremely cheap and uncomfortable, which again does not correspond to the expected standard of a 5-star resort.
Pool & Outdoor Area Cleaning — ★☆☆☆☆
This was probably the weakest part of our experience.
The villas are surrounded by pine trees, so naturally a lot of pine needles and cones fall around the terrace and pool. However, during our entire stay, the area around our villa and pool was not properly cleaned even once.
By the end of the week, the pool water had also become noticeably cloudy.
For a private-pool villa, especially in a resort positioning itself at this level, this is simply not acceptable.
Food — ★★★☆☆
The food is average. There is enough choice, but neither the quality nor the presentation feels particularly premium. Some of the furniture and restaurant areas also look dated.
À La Carte Restaurants — ★★★☆☆
There are four à la carte restaurants on the property, but unfortunately there is surprisingly little variety between them. The appetizers are almost identical in several restaurants, and the menus do not offer enough genuinely different dishes.
The wine selection is also very basic and inexpensive. What surprised us most was how difficult it was to order better-quality wine or spirits even when we were willing to pay extra.
Beach Cabanas — ★★☆☆☆
The hotel has a separate cabana area on the beach, but I would not describe it as a VIP experience.
For approximately €150 per day, you get a nice private cabana, but the service is extremely slow and there is no proper food-ordering service.
Whenever we asked for snacks from the nearby bar, the waiter repeatedly reminded us that food was not included with the cabana.
This misses the whole point of a premium beach service. At this price level, guests should be able to order food and drinks comfortably from their cabana, even if these items are charged separately.
Overall Impression — ★★★☆☆
Pine Bay has some major advantages: a beautiful location, a very good sea, a large territory and excellent shuttle drivers.
However, the quality of service, housekeeping, villa maintenance, food and premium services does not match what I would expect from a 5-star resort.
The main issue is not any single problem. It is the accumulation of many small details that create an overall impression of a mid-range 3-star resort rather than a genuine 5-star experience.
With better management, more attention to housekeeping and significantly improved service standards, this could be a very good resort. Unfortunately, based on our experience, it currently falls well short of that level.
Conclusion
The hotel does not live up to its price category and, unfortunately, is not able to provide the level of personalized service one would expect when staying in a private villa.
We are glad that our stay gave us the opportunity to explore the wonderful historical sites in the surrounding area. However, as far as Pine Bay Holiday Resort itself is concerned, we are unlikely to return.
Second time and still amazing! I feel so lucky to have discovered Pine Bay, we'd said we wanted to go somewhere new for 2026 but couldn't beat it and had no regrets about returning! So much choice, such a beautiful place, amazing staff, Kusadasi is amazing and we spent more time there this year. I'm sure we'll be back one day
Cleaning staff steals money in the hotel, right from your room right from your wallet. 200€ were stolen from my wallet by the room cleaning lady. Hotel manager doesn’t even pretend to care. They straight laughs at the situation, doing nothing.The cleaning service is atrocious, there are a lot of mold in the bathroom. Shower cabins are broken and the drain doesn’t work. Don’t visit this place.
Amending review now we are home as there was a very polite but insistent member of staff standing over my sun bed encouraging me to write this review on our third day.
The resort is definitely a little tired in places. Some areas (accommodation in particular) have not been maintained to a five (or even four star in places) standard, with ‘rough edges’ almost everywhere. However rooms are kept very clean by housekeeping and there is plenty of space for a family (we stayed in a Bungalow). Overall, we had everything we needed and everything worked in our room.
Staff are helpful and friendly, with special mention to Ali at the seafood restaurant and Imran at the buffet who were both wonderful throughout our stay.
Buffet food is really good and there is a huge variety. We tried the seafood and Italian à la carte restaurants. The seafood restaurant was exceptional and a stunning spot for a meal.
Pool towels are in short supply. Arriving in the afternoon means you won’t find one anywhere other than down at the beach (quite a walk from the pools). Poolside is very slippery and dangerous at all pools.
Sun loungers are always available, if you ask staff who will find one and move it to a spot you choose. If you learn a few words of Turkish before you arrive this goes a long way (hello, goodbye, please, thank you etc).
Location is absolutely beautiful. Incredible sunsets. If you want to explore the resort, there is a good amount of walking involved with lots of steep slopes, but the layout is good and things are easy to find. The lifts down to the seafront are fantastic too.
Not a resort where Brits are the majority. Lots of Russian guests and a real mix from the rest of Europe. We didn’t use kids clubs as a result as, although staff worked hard and their English was excellent, our kids found it harder to make holiday friends.
Loads to do in the vicinity. This is a really fascinating area of Turkey for both the modern and ancient history, and natural landscapes. The nearby town of Kusadasi is vibrant and has a great atmosphere. You can get there on a local bus which runs every 15 minutes past the hotel until midnight. Costs around 60p per person each way. A taxi is £12 euros.
Overall, I’d give the resort a solid four stars. It would be a shame if the maintenance slips any further as it really is a lovely place, and we had a great time.
A great family resort! This was our first all inclusive holiday experience with our 3 children aged 10,14 & 15. We all loved it!
The resort is not too busy as it is spread out over a wide area. Half of the resort is quiet and the other half is more lively, this means everyone gets what they need.
The children were able to have some independence, going off to get ice cream or go on the slides which they enjoyed.
The staff were very friendly and couldn’t do enough to help.
The food was varied with new options each day.
The entertainment team were enthusiastic and great with the children. The entertainment was varied and high quality.
We stayed in a family bungalow (club room). It was a good size and had all we needed but was a bit tired. Clean but the bathroom was a bit old. However nothing that spoilt the holiday for us.
The spa was great! Highly recommend a Turkish bath and massage.
The resort was clean and tidy and had plenty of sun beds.
Highly recommend a day or half day at the harbour. Lots of fish, very quiet and food and drink available.
The jet2 boat trip was great and very well priced. Just be aware that only some of the drinks are included in the price so be careful when you order.
Great value for money. We will definitely return 🥰
