The complex is located in Kardamena and is an ideal destination for rest and relaxation. In the complex there are a total of 252 rooms. The public areas of the resort are air-conditioned. The reception offers 24-hour service. There is an elevator for guests ' convenience. In the complex there is a bench with newspapers. All guestrooms feature: Individual air-conditioning / heating, Private bathrooms with bath tabs, slippers, bathrobes, Hairdryer, Direct-dial telephone, Mini bar/fridge ,Satellite TV, Balcony/terrace, Safety deposit box (deposit of 20 Euros), Wake-up calls, Room service 24/7 (for a fee), Floor covering: tiles. Guests can relax in the beautiful garden. Guests can use the Internet access for personal or business purposes. Guests can take advantage of the room service and enjoy breakfast in bed. Laundry service is available. Kos airport is 12 km away and kos town and port are 30 km away .
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
As returning guests for 2 nd year we had a really lovely time , food was not as good as last year and staff are short. Irene helped us with our bookings for Zia restaurant and Kos town visit , she is a gem.
I know this is extremely long but i wanted to write an honest review that could possibly save others from booking this hotel and being disappointed. We spent £3000 between us two ,expecting a 5 star holiday and it couldn’t be further from. I’ve never reviewed anything in my life but this hotel genuinely needs its 5 star status questioning by the boards.
ALLERGENS ❌So dangerous for people with allergies. Nowhere around the buffet or set food menus is individually labelled with allergens. I was told the ice cream was safe for my nut allergy (self serve) but then upon inspection the walnut ice cream was opened and being mixed into the others. Also most desserts contained nuts/nutella sauce so why in the world is there no peanut labelling above each item!! When i informed management that i needed help with checking safe foods they seemed frustrated with me and offered no information.
MAIN RESTAURANT ✅ Food always came extremely fast and drinks topped up as soon as staff see they’re empty. ❌ Disgusting. It isn’t a buffet as advertised, there are set menus for lunch and dinner everyday. Same menu Monday - Wednesday and then another menu Thursday - Sunday. If you’re a picky eater or bringing children i would genuinely cancel and change hotels the food is so bad. There’s only about 5 meals to choose from and nothing is able to be customised it’s all mass produced, so god help you if it’s drenched in a sauce you hate you have no option to remove it. Salad bar and bread is stale and the room is overrun by flies and small birds eating the food. We gave up eating here and survived on lays crisps and getting the bus into town to get a proper meal.
SNACK BARS Fresco bar - Terrible all they serve is vegan burgers. Zia beach snacks - Amazing unlimited gyros and fresh fruit and the woman serving is always so cheerful. Best food of the holiday we wouldn’t have survived without this bar.
STAFF ✅ A few really great waiting staff who always go above and beyond. ❌ The higher ups of management are rude and reception are unhelpful and short. There’s also difficult language barriers with a few staff, i know we shouldn’t expect everyone to speak English but sometimes it was easier to not get a drink than to communicate that i wanted a vodka coke.
LOCATION ✅ Stunning views, direct access to the beach, short bus away from kardamaina town. ❌ Lots and lots of steep steps. For us the view was 100% worth the walking but if you have mobility issues this is definitely something to consider.
DRINKS ✅ Alcohol tasted nice, good coffee, option of ice cubes or crushed ice. ❌ Would often run out of glasses and rush you to finish with your glass because they needed them back. A few times coffee was served in a wine glass and cocktails served in coffee cups - doesn’t feel 5 star.
ROOM ✅ Absolutely stunning picture perfect. So modern and we were upgraded for free to a swim up room on our first night there. Mini bar fully stocked daily with 6 different soft drinks, 2 beers, 3 wine options. ❌ Our door would constantly break, to the point it physically couldn’t shut or be opened. Had to have someone called out 5 times over 4 days, we were made to feel like an inconvenience everytime. Maintenance could take up to an hour to arrive which meant in the meantime anyone could’ve gone into our room without a keycard as the door was broken.
CLEANERS ✅ Room cleaned and bins emptied everyday, towels stocked, shared pool kept clean. ❌ Don’t bother putting do not disturb on the cleaners will either let themselves in anyways or if your doors locked, bang on the door until you’ll answer them at 9:30am every morning. Extremely inconsiderate we hated feeling on edge that we couldn’t enjoy a lie in and that the cleaners may let themselves in at anytime.
We just finished our 10 night stay here at mitsis summer palace, We’ve never left a hotel review before so take that as you will but here is our honest review!
The location is great I think kardamena town is the best part of kos island we spent a lot of time here by getting the bus from the hotel which is €2 each/way
Atmosphere is somewhat quiet we were here whilst the World Cup games were on they showed every game inside by the reception apart from the England games they are showed outside in windy play area on a projector which wasn’t the end of the world but felt a bit strange we weren’t allowed to watch inside. We also felt it was strange layout of the reception bar which I would say is the main bar only stayed open until 12am and another bar which was right down the bottom with a lot of stairs stayed open till 2am? Would prefer the other way round but maybe it’s to keep noise level down possibly the same with the football situation. The queues for drinks could be very long even when I would say the hotel isn’t very busy you can queue at the bar or wait for the waiter who was amazing and tried his best (I think his name was jerick) but he was very stretched and worked very hard every night!
The drinks were good a lot of variety and named spirits however most of the time we were served cocktails in coffee cups and iced coffees in wine glasses which doesn’t feel very 5* hotel worthy. We also felt rushed for the glasses back some days they were very short on glasses.
The room was the best part of the hotel it was amazing we had a junior suite and upgraded to a shared pool with 3 other rooms the location of our room was perfect for everything around the hotel and the mini bar was stocked up daily with beer, wine and 6 choices of soft drinks. And one day they didn’t restock we called reception and within 5 mins someone came to restock which was very good!
The cleaners were very rude they do not listen to the do not disturb sign at all! A few days on the holiday we slept in until 11am and cleaners were banging on the door from 9am we told them not yet and every half an hour they came back. Even some times they just let them selfs in random times of the day we didn’t even know why they just opened the door and shut it straight away they did this 3 times on the same day?
The reception staff were gormless we had a problem the first 3 days with our door not closing or locking which they didn’t seem bothered to help they rolled there eyes and said I’ll send someone so they came out to fix it but we had the same problem 4 other times which in the end we felt embarrassed to go to reception about the same problem! They were not welcoming at all the only time was when we arrived and took €150 tax off us!
The food in general is AWFUL they swap the menu once a week other than that it’s the same food daily with flies and birds eating the stale salad bar and bread. They mess up the food orders daily which is very frustrating however you can clearly see the restaurant staff are trying their best. I think this is the general feeling with all the guests everyone seems miserable in the restaurant and multiple people sending their food back.
The beach bar food is good they serve gyros everyday till 4pm without them I don’t know what we would have eaten! Same with the Med bar they serve homemade pizzas which are great!
We could only book into the den restaurant which was a BBQ hot stone cook yourself. They ran out of a few things on the menu which was annoying and the food took 30 minutes to come out! Made no sense to me when we cook it ourselves. It’s a bit of a gimmick the whole experience, the steak was nice but the chicken took over an hour to cook on the hot plate!
The fresco snack bar serves salads and veggie burgers and yogurt again all things you have to order and are non customisable. No beef burgers or anything.
Allergies aren’t written anywhere on buffet deserts one of us has a nut allergy and when we questioned what was okay to have they told us nothing!? Maybe because they didn’t know or just didn’t want the problem?
We also did the Beach watersports they were rude when I paid €70 for 15 mins jet ski and there was a photographer in a boat taking pictures of us very excited to get the photos when asked they couldn’t find them got told to come back the next day and they just said they don’t have them weren’t apologetic just rude and it wasn’t a translation barrier as they spoke with English accents!
Reading over this review I hate for it to sound negative because this wasn’t a horrible holiday experience it just didn’t feel 5* and for the money we spent and the time we were looking forward to spend here we just don’t feel satisfied leaving amazed.
We would not return to mitsis hotels again I’m afraid.
Amazing stay at Mitsis Summer Palace!!
The hotel is genuinely beautiful, such a stunning hotel & the grounds around it.
We booked the superior double room sea view & it was stunning. Cleaned everyday, mini fridge free of charge - the only small thing was it wasn’t topped up with water bottles everyday we did have to ask a few times. The fridge was stocked with wines, beers, soft drinks so good selections.
Such a big hotel and never feels busy, always got a sunbed without having to get up super early, we preferred the other hidden pools around the hotel over the infinity pool just because the infinity pool was saltwater so just person preference. Amazing views from the infinity pool tho! If you leave your towel unattended for 40 mins they’ll take it away to make it fair for everyone. Food overall is really good but nothing amazing. The main buffet has salads, cold pastas & deserts that you can help yourself too and then you order off the menu as much as you like there was something for everyone tho! Fish, gyros, chips, other Greek dishes. One of the they did have an open buffet tho without the menu which was good. We tried the Med restaurant which was lovely however the service was a bit slow, we also tried the Med brunch and this was soooo good! Our last night we tried The Dusk bar & restaurant this was 10/10 from us, order as much as you like they’re not fussed and was really tasty food. The Zia snack bar on the beach was so good the gyros were perfect and the little fruit bowls were so good!! The fresco bar was great in the day, you click the button on your Melanie the pool and staff come and take your drinks order! Lots of selection of drinks cocktails, wines, beers, soft drinks, smoothies, iced coffees! And the snack bar here had gyros, tacos, salads, fruit pots. The beach is beautiful, literally on the grounds of the hotel & have your own comfy sunbeds as well as bars. Lastly the staff are so lovely, they can’t do enough for you. We want to give a special mention to Irene at the concierge desk, she was so helpful when asking about trips out to Zia village & Kos old town. She arranged our taxi to and from Zia village & saved us so much money on the taxis to Kos old town by recommending and arranging us to get the local bus instead which was soooo much cheaper. We was able to get late checkout as well which helped as we wasn’t being picked up for the airport until late evening. We definitely got our moneys worth with the all inclusive. Overall a really lovely stay and would definitely recommend ⭐️⭐️⭐️⭐️⭐️
